One of the most notable differences between the two destinations is the tax advantages. Dubai imposes no income tax, capital gains tax, or property tax on most types of real estate. In contrast, the Netherlands has a complex tax system involving various taxes on income and real estate. This means that investing in Dubai can potentially yield higher net returns. Additionally, since 2021, the Netherlands has charged substantial transfer tax to real estate investors—more on that later.

International Connectivity and Demand

Dubai enjoys excellent international connectivity due to its strategic location between continents. This has resulted in a steady flow of tourists and business travelers, generating stable demand for real estate and accommodation. Although the Netherlands is also a key trading partner, Dubai’s role as a global business hub and tourist destination can lead to potentially higher demand for real estate.

The government has implemented favorable rules and regulations to protect investors and facilitate investment. This can reassure investors and accelerate the investment process. In contrast, the Dutch government has increasingly regulated the real estate market. A prime example is the property transfer tax for investors, introduced in 2021 to regulate investor activity in the housing market; this rate was further increased from 8% to 10.4% as of January 1, 2023.

An example:

Until 2021, you always paid 2% transfer tax when purchasing a home in the Netherlands, regardless of whether you were an owner-occupier or an investor. Now, if you buy a property for, say, €400,000 to rent out, you pay a staggering €41,600 in transfer tax (10.4%)—even before you receive the keys.

Furthermore, many cities require permits for renting out individual rooms, and the Netherlands has seen the introduction of mid-market rent regulations by Minister Hugo de Jonge—measures that have deterred many investors from putting money into Dutch real estate.

As active investors in the Netherlands ourselves, we believe this does not benefit the Dutch housing market. We won’t dwell on this for too long in this blog, but we certainly conclude that the regulations are a hindrance. We see an excellent alternative in Dubai—perhaps an even better one?

Although the Netherlands has a stable and developed real estate market, there are currently limited opportunities for real estate investment due to tax barriers (such as transfer tax and the ‘Box 3’ wealth tax) and other regulations. Dubai, on the other hand, offers unique advantages that may appeal to investors seeking international expansion and diversification. Dubai’s tax benefits, economic dynamism, international character, and cultural diversity create an environment that potentially offers higher returns and greater growth opportunities compared to the Netherlands.

However, regardless of the location, it is essential to conduct thorough research and seek professional advice before making any investment decision, ensuring your choice aligns with your financial goals and risk appetite.
